B.C.'s latest property assessments show that values of homes in ÐÔÊӽ紫ý and White Rock have remained generally the same compared to the previous year – and Ocean Park is the neighbourhood with the highest assessed values.
BC Assessment has released the list of most expensive homes across B.C., with some local residences making the top 500 list.
The 2025 property assessments reflect market values as of July 1, 2024.
Ranking at No. 105 is a home located in Ocean Park, at 2021 Indian Fort Dr. in South ÐÔÊӽ紫ý, valued at $19,646,000. This acreage property is the highest valued home in all of ÐÔÊӽ紫ý this year.
A similar home in the same neighbourhood is No. 233 on the top 500 list. Located at 2165 123 St., the acreage property is valued at $15,725,000. Rounding out the ÐÔÊӽ紫ý homes on the list is another residence in the same neighbourhood, located at 2189 123 St. This single family home is 379 on the list and is valued at $13,692,000.
Meanwhile, two White Rock homes made it to the Top 500 list, with one coming in at No. 174. Located at 13616 Marine Dr., the beachfront acreage property is valued at $16,971,000. Another Marine Drive property, at 13836, is valued at $12,563,000, coming in at No. 490.
The value of single family homes in most of B.C. fluctuated within plus or minus three per cent on average. In ÐÔÊӽ紫ý, average assessed value dropped by three per cent while White Rock remained the same, according to BC Assessment.
"Across the Lower Mainland and throughout B.C., the overall housing market has generally stabilized in value for a second consecutive year," BC Assessment assessor Bryan Murao said in a press release.
"It is important to understand that changes in property assessments do not automatically translate into a corresponding change in property taxes.
"As noted on your assessment notice, how your assessment changes relative to the average change in your community is what may affect your property taxes."
