Purpose of Bylaws and Development Variance Permit: The applicant is requesting to amend the Official Community Plan Figure 3: General Land Use Designations for a portion of the site shown shaded in solid grey and labelled Block A on the location map from Urban to Multiple Residential. The proposal also includes rezoning a portion of the site shown shaded in dark grey and labelled Block A from General Agriculture Zone to Multiple Residential 45 Zone, rezoning a portion of the site shown hatched and labelled as Block B from General Agriculture Zone to Multiple Residential 30 Zone, and rezoning a portion of the site shown cross hatched and labelled as Block C from General Agriculture Zone to Single Family Residential Zone in order to permit a phased, multiple unit residential development consisting of two 5-storey apartment buildings and 162 ground-oriented townhouses, detention pond, pump station and parkland in Anniedale-Tynehead. The exact location and area definition of the lands being amended can be found in the Survey Plan contained within the bylaws.
In addition, the proposal includes a Development Variance Permit to reduce the minimum side yard (east and west) setbacks from 6 metres to 3 metres to the building face of all buildings for proposed Lot 2, to reduce the minimum lot area from 2,000 square metres to 590 square metres for proposed remnant Lot 4, and to reduce the minimum lot width from 30 metres to 5 metres for proposed remnant Lot 4.

Purpose of Bylaws: The applicant is requesting to amend the Official Community Plan Figure 16: Downtown Densities for the subject site shown shaded in grey on the location map from 3.5 FAR to 7.5 FAR. The proposal also includes rezoning the same site from Single Family Residential Zone to Comprehensive Development Zone in order to develop a 33-storey high-rise residential tower consisting of approximately 343 dwelling units.

Purpose of Bylaw and Development Variance Permit: The applicant is requesting to rezone the site shown shaded in grey on the location map from Single Family Residential Zone to Comprehensive Development Zone in order to develop an addition to the existing Kwantlen Park Secondary School.
In addition, the proposal includes a Development Variance Permit to reduce the total number of required off-street parking spaces for secondary public schools from 288 to 232 (a reduction of 56 spaces), for Kwantlen Park Secondary School.
