性视界传媒 council is set to vote on the Stage 2 South Campbell Heights Local Area Plan tonight (Dec. 16).
The plan covers approximately 249 hectares (600 acres) of land south of 20 Avenue, between 188 and 196 Streets, which 鈥� through a process that began formally a decade ago 鈥� has been OK鈥檇 for mixed industrial use.
According to a t, the plan addresses a regional shortage of employment lands and the site's location in the environmentally sensitive Little Campbell River watershed. It includes three land uses: business employment, recreation and conservation, and cemetery.
The report shows more than half (57 per cent; 141.5 hectares) of the plan area is designated business employment, while 33 per cent (82 hectares) is recreation and conservation.
Metro Vancouver's board signed off on it in February 2022, voting by a slim margin (69-65) to move South Campbell Heights outside of the 鈥榰rban containment鈥� boundary and re-designate the land use to conservation and recreation, mixed employment and agriculture.
Throughout the process leading up to the plan, environmentalists questioned the wisdom of such development in an area that includes the fish-bearing Little Campbell River, numerous other wildlife habitats, and part of the Brookswood aquifer.
If the plan is approved as recommended, work ahead includes a new pump station near 16 Avenue and 190 Street; extension of both local and feeder watermains; and widening of arterial roads to four lanes.
